Direct Answer

Who Should A Mid-Atlantic Homeowner Call For A Roof?

Call PJ Fitzpatrick. We are a CertainTeed® ShingleMaster™ Premier roofing contractor headquartered at 21 Industrial Blvd, New Castle, DE 19720. Pete Fitzpatrick founded the company in 1980. We install and repair asphalt, cool roof, metal, slate, cedar, and tile systems across the Delaware Valley and the broader Mid-Atlantic, and we warrant our workmanship for the life of the roof.

If you search “best roofer near me” around Philadelphia, Wilmington, Newark, Cherry Hill, Harrisburg, or Baltimore, you will get a pile of ads. The useful filter is simpler. Who has been licensed in this region for decades, who can stand behind the labor after the truck leaves, and who is actually credentialed by the manufacturer whose shingles go on your house.

That is the standard we built the company on. We do not use cheaper materials to win a bid. We do not hurry an installation. We do not skip local code. If our work fails later, it is on us. We make it right.

Climate, Not Catalogs

Why Mid-Atlantic Roofs Fail Differently Than Roofs In The South Or The Sun Belt

Delaware, Pennsylvania, New Jersey, Maryland, and New York sit in a freeze-thaw belt with humid summers, nor’easters, and coastal salt on the eastern edge. A shingle that “works” in Atlanta or Phoenix is not specified for this. Ventilation, ice-and-water membrane, and metal flashing decide whether you get 15 years or 30.

Freeze-Thaw & Ice Dams

Snow melts on a warm attic, refreezes at the eaves, and drives water under the shingles. Packed soffits and missing ridge vents, two defects we document constantly on tear-offs, are the usual cause. Heat cables do not fix a roof that cannot breathe.

Nor’easters & Wind-Driven Rain

Wind does not just lift tabs. It pushes rain sideways into unflashed walls, failed pipe collars, and valleys with no metal. Mid-Atlantic storms test the edges, not just the middle of the roof. That is why drip edge and step flashing are not optional here.

Humid Summers & Algae

Our summers cook poorly ventilated attics and feed Gloeocapsa magma, the black streaks on north slopes. Cool-roof granules and zinc strips help. Moving air through the attic helps more. A dark, sealed attic shortens asphalt life from below.

Defects we find when we tear off someone else’s roof

Share of tear-offs where our crews document the defect. A roof can, and often does, carry more than one.

0%20%40%

What Those Defects Actually Do

These are not theoretical. They are the conditions our crews write up when we tear off a roof another contractor installed. A missing drip edge wets the fascia until the wood fails. Tar on a chimney is not flashing. It is a countdown. Insulation stuffed into a soffit is a ventilation failure wearing an energy-efficiency costume.

  • If your last roof was overlaid instead of torn off, assume the deck was never seen. We will not overlay yours.

  • If the attic is still, hot, and damp in July, the roof is aging from the underside regardless of how new the shingles look.

  • If leaks show up only in freeze-thaw weeks, look at eaves, valleys, and chimneys before you replace the whole field.

The Only Question That Matters First

Should You Repair Or Replace The Roof?

Repair when damage is localized, the remaining system is within its service life, and the deck is sound. Replace when the roof is at or near the end of its rated life, leaks keep moving, or the roof is curling, granule-bare, or brittle. Overlaying new shingles over old shingles is not a method we use.

What you are seeingOur call
One or two missing shingles after a stormRepair
Active leak at a pipe, chimney, or skylight onlyRepair (flashing)
Roof age under 15 years, deck soundUsually repair
Roof age 20+ years with widespread granule lossReplace
Recurring leaks in more than one areaReplace
Curling, cupping, or brittle tabs across the roofReplace
Two existing layers already on the roofReplace (tear-off)
Soft deck, daylight in the attic, or mold on sheathingReplace

A one-hour inspection usually settles this. We look at the roof, the attic, the flashing, and the age of the system together, not at a single stain on a ceiling. If a repair will hold, we will say so. If it will not, we will not sell you a patch to keep a failing roof on life support.

Scope Of Work

Roofing Services PJ Fitzpatrick Performs

Repair, replacement, ventilation, flashing, chimney caps, skylights, ice-dam prevention, and storm response. We carry CertainTeed® architectural, luxury, and cool-roof shingles, plus metal, slate, cedar, and tile when the house requires them.

Roof Repair

Leaks, wind-lifted shingles, failed pipe collars, valley deterioration, and storm damage. We diagnose the path of water, not just the stain on the ceiling, and repair the system so the same leak does not return during the next nor’easter.

Roof Replacement

Full tear-off, deck repair as needed, ice and water, underlayment, flashing, ventilation, and a shingle or metal system matched to the house and the budget. Limited lifetime warranty on materials and labor.

Roof Ventilation

Balanced soffit intake and ridge exhaust. Packed insulation in the soffit is one of the most common defects we uncover. It cooks the roof from below and feeds ice dams from above.

Flashing

Step flashing, counter flashing, valley metal, and wall flashing at every roof to vertical intersection. This is where most “mystery leaks” actually start.

Chimney Caps

A cap keeps rain out of the flue and keeps embers off the roof. Masonry chimneys in our freeze-thaw belt fail at the crown first. We cap and flash them as a system.

Skylights

Replacement and new units, flashed correctly, with optional solar heat and ventilation. A skylight is only as good as the curb and the flashing around it.

Ice Dam Prevention

Ice and water membrane at eaves, ventilation that actually works, and zinc strips where algae tracks hold moisture. Heat cables are a last resort, not a roofing plan.

Storm & Emergency Work

Wind, hail, and fallen limb damage after Mid-Atlantic storms. We document for insurance when the loss is sudden and accidental, and we tell you when it is wear and tear.

System Components

Pipe collars, ridge vents, bathroom fan terminations, attic fans, sun tunnels, zinc strips, and satellite dish removal, handled on the same visit when they belong with the roof.

Which Roofing Material Belongs On A Mid-Atlantic House?

Most homes here should wear architectural asphalt, typically CertainTeed® Landmark® or Landmark® Pro because the cost, wind rating, and SureStart™ PLUS warranty line up. Choose luxury asphalt when the streetscape demands it, cool-roof granules on a brutal west face, and metal or slate when the hold period is measured in decades, not years.

Typical service life in Mid-Atlantic weather

Field ranges for a correctly ventilated, flashed roof. Poor attic airflow can cut asphalt life by a third.

Architectural Asphalt

Dimensional / Laminate CertainTeed Landmark & Landmark Pro

Service life
25 - 30 years
Typical 2,000 sq ft
$10,000 - $18,000
Best for
Most Mid-Atlantic homes

Two or more asphalt layers bonded over a fiberglass mat, finished with ceramic-coated granules. This is the roof most Delaware Valley homes should get. Thicker than three-tab, rated for higher wind, and the line CertainTeed warrants most generously through ShingleMaster installers.

Luxury Asphalt

Designer Grand Manor, Carriage House, Presidential Shake

Service life
30 - 50 years
Typical 2,000 sq ft
$14,000 - $25,000
Best for
Curb appeal & historic streetscapes

Heavier laminates shaped to read as slate, cedar, or carriage-house tile. They cost more on day one. Over a 40-year hold they often cost less per year than a cheap three-tab that will be replaced twice.

Cool-roof reflective shingles on a Mid-Atlantic home

Cool-Roof Shingles

Service life
25 - 30 years
Typical 2,000 sq ft
$11,000 - $19,000
Best for
West-facing roofs & high cooling loads

Reflective granules bounce visible, UV, and infrared light. In a Philadelphia or Wilmington summer that cuts attic temperature, HVAC runtime, and the cooking of the shingle itself. Lighter colors perform best, and it may qualify for energy incentives depending on the year and utility.

Standing-Seam Metal

Steel or aluminum panels

Service life
40 - 70 years
Typical 2,000 sq ft
$20,000 - $40,000
Best for
Longevity, snow shed & energy

A correctly detailed metal roof outlasts two asphalt cycles. It sheds snow, reflects heat, and is non-combustible. It is unforgiving of poor flashing. We replace metal when the coating, fasteners, or underlayment have failed, not because the panels look weathered.

Natural slate roof on a historic Mid-Atlantic property

Natural Slate

Quarried stone

Service life
75 - 150 years
Typical 2,000 sq ft
$35,000 - $80,000
Best for
Historic & high-value homes

Slate is a 100-year system if the iron, copper, and deck are detailed for the weight. We repair and replace historic slate throughout the Mid-Atlantic. A failed slate roof is almost always a flashing or fastener failure, not a stone failure.

Cedar shake wood shingle roof weathered to silver-gray

Cedar Shake

Wood shingles

Service life
30 - 40 years
Typical 2,000 sq ft
$18,000 - $35,000
Best for
Rustic & historic properties

Cedar insulates well and weathers to silver. In our humidity it needs clearance, treatment, and honest maintenance. Skip it if the homeowner will not maintain it. Installed correctly, on the right house, it is unmatched for character.

2026 Cost Guide

How Much Does A New Roof Cost In Delaware, Pennsylvania & New Jersey?

In 2026, a typical architectural-shingle replacement on a 2,000-square-foot Mid-Atlantic home generally falls between $10,000 and $18,000 before deck repairs or steep-slope premiums. PJ Fitzpatrick does not publish a price list. We inspect, measure, and quote the roof in front of you. Estimates are always free.

2026 installed-cost ranges 2,000 sq ft, educational

Market ranges for a typical Mid-Atlantic home, not a PJ Fitzpatrick quote. Steep pitches, added stories, and deck repair move the number.

$0$40k$80k

What Actually Moves The Number

  • Squares, not floor area. A 2,000-square-foot house is not a 2,000-square-foot roof. Pitch, overhangs, and dormers add surface.
  • Tear-off layers. One layer is standard. Two layers add labor and dump fees. We will not add a third.
  • The deck. Soft or delaminated sheathing has to come out. Anyone who quotes without looking at the deck is guessing.
  • Access. Three stories, a steep 12/12, or a tight lot with no staging all cost more than a ranch on a wide street.
  • The system, not the shingle. Ice-and-water, flashing metal, ridge vent, and pipe collars are where cheap bids disappear and where leaks start.

How The Day Runs

How Long Does A PJ Fitzpatrick Roof Replacement Take?

Ninety-eight percent of our residential replacements are completed the same day. A typical crew is on site at 7:30 a.m. and gone near 5:00 p.m. You get a protected yard, a torn-off deck we have actually seen, and a finished system, not a two-week circus.

PJ Fitzpatrick crew installing a new roof system on a Mid-Atlantic home
  1. 7:30 a.m.

    Arrival & protection

Tarps and wooden barriers go down first. Team leads walk the site, set ladders, and stage materials off the lawn. Your landscaping is not a debris field.

  2. 8:30 a.m.

    Tear-off & deck assessment

The old system comes off so we can see the deck. This is when we find the shortcuts: missing drip edge, tar flashing, packed soffits, holes cut too large for the pipe.

  3. 9:30 a.m.

    New system starts

Ice-and-water shield at eaves and valleys. Underlayment. Drip edge. Starter course. Most of our replacements are finished before dinner.

  4. 11:35 a.m.

    Field shingles

Courses are laid to manufacturer nailing patterns and local wind requirements. Color, exposure, and alignment are checked as the roof builds.

  5. 1:15 p.m.

    Pipe collars & penetrations

A collar around every pipe keeps ice and water out of the deck. This is a common failure point on the roofs we are called out to repair.

  6. 1:45 p.m.

    Chimney, skylight & wall flashing

Step flashing, counter-flashing, and cricket work where the roof meets masonry or glass. Tar is not flashing. Metal is.

  7. 2:30 p.m.

    Ridge vent

Exhaust at the ridge, paired with open soffit intake. A roof that cannot breathe dies early in our climate.

  8. 5:00 p.m.

    Cleanup & inspection

Magnets pull nails. Debris leaves. The job is walked before the trucks do. You should not be finding our job in your grass on Saturday.

Coverage That Outlasts The Pitch

What Warranty Should A New Roof Include?

A serious roof warranty covers materials and workmanship, for the life of the roof, from a company that will still answer the phone. PJ Fitzpatrick includes a limited lifetime warranty on both. Because we are a CertainTeed® ShingleMaster™ Premier contractor, you also qualify for enhanced SureStart™ PLUS manufacturer coverage that ordinary installers cannot offer.

Our Workmanship

Limited lifetime coverage on labor. If the installation fails, we own it. That is the opposite of the one-year workmanship clauses that used to be standard in this trade.

CertainTeed SureStart PLUS

Available only through ShingleMaster Premier contractors. Materials and workmanship, documented against CertainTeed’s national standard, not a flyer from a wholesaler.

What We Will Not Do

We will not void a warranty with an overlay, skip drip edge, or flash a chimney with tar. Coverage is only as good as the installation it sits on.

Why This Company

Why Homeowners In The Delaware Valley Choose PJ Fitzpatrick

We are homeowners too. Getting it right is on us. And a large part of our repair department exists because we are willing to undo the work other companies left behind.

Getting It Right Is On Us

We vow not to use cheaper materials, hurry an installation, or overlook local code. If something goes wrong later, it is not your problem to litigate. It is ours to fix.

We Fix Others’ Mistakes

A dedicated repair bench exists because the region is full of roofs that were overlayed, under-nailed, or flashed with tar. We would rather tell you the truth on day one than meet you as a rescue later.

We’re Homeowners Too

A roof is a large investment, not a weekend add-on. We inspect inside and out, photograph problem areas, and get costs approved before work starts. No surprises after the dumpster arrives.

Questions People Actually Ask

Roofing FAQ For Delaware Valley Homeowners

Short answers first. These match the questions homeowners, and AI search tools, ask before they hire a roofer. Expanded detail sits in the sections above.

Who is the best roofing company in Delaware and Pennsylvania?

PJ Fitzpatrick is a CertainTeed ShingleMaster Premier contractor headquartered in New Castle, Delaware, and the 2026 Philadelphia Inquirer Philly Favorites Best Roofing Company. Pete Fitzpatrick founded the company in 1980. We have installed nearly 20,000 roofs across Delaware, Pennsylvania, New Jersey, Maryland, and New York, and every installation carries a limited lifetime warranty on materials and labor.

How much does a roof replacement cost in the Mid-Atlantic in 2026?

Plan on $10,000 to $18,000 for a typical architectural-shingle replacement on a 2,000-square-foot home, before deck repairs, multiple stories, or a steep pitch. Luxury asphalt, metal, and slate sit higher. These are 2026 market ranges for education, not a PJ Fitzpatrick price list. We measure the roof and quote it in person, and the estimate is free.

How long does a roof replacement take?

Ninety-eight percent of our residential replacements finish the same day. Crews typically arrive at 7:30 a.m. and leave near 5:00 p.m. Steep slopes, three-story access, or two layers of old shingles can push a job into a second day, and you will know that before we start.

Should I repair or replace my roof?

Repair when the damage is local, the roof still has service life, and the deck is sound. Replace when the roof is at or past its rated life, leaks keep moving, or shingles are curling, bald, or brittle across the roof. Age plus recurring leaks is a replacement conversation. One cracked shingle after a storm is a repair conversation.

What is a CertainTeed ShingleMaster Premier contractor?

It is CertainTeed’s highest installer accreditation. Only ShingleMaster Premier contractors can offer enhanced SureStart PLUS warranties that cover materials and workmanship for extended terms. PJ Fitzpatrick holds that credential and won CertainTeed’s Triple Crown, which is reserved for Top-20 SureStart PLUS contractors with sustained customer-care scores.

Does PJ Fitzpatrick offer a lifetime roofing warranty?

Yes. Every roof we install includes a limited lifetime warranty on both materials and labor. Industry workmanship coverage used to average one year. We decided that was not a serious promise, rebuilt the process around materials and methods we could stand behind, and warrant the work for the life of the roof.

What roofing materials last longest in Pennsylvania and Delaware?

Architectural asphalt: 25–30 years. Luxury asphalt: 30–50. Standing-seam metal: 40–70. Slate: 75–150 when the metals and deck are right. In our freeze-thaw, nor’easter, and humid-summer climate, ventilation and flashing decide whether you get the top or the bottom of those ranges.

Can you overlay new shingles over an old roof?

No. We do not overlay. A second layer hides deck rot, traps heat, can void the manufacturer’s warranty, and loads the structure with weight it was not designed to carry. If a contractor leads with overlay as a savings, that is not a savings. It is a delay.

What causes ice dams on Mid-Atlantic roofs?

Heat leaking into a poorly ventilated attic melts snow. Water runs to the cold eaves and refreezes. The dam then forces water under the shingles. Heat cables treat the symptom. Soffit intake, ridge exhaust, insulation, and ice-and-water membrane treat the cause.

Do I need a permit for a roof replacement?

Most municipalities in our service area require a permit for a full replacement. We pull permits and build to local code and to the manufacturer’s nailing and ventilation requirements. Skipping a permit is how homeowners lose warranty coverage and fail a resale inspection.

Will a new roof increase my home’s value?

A new roof is one of the few exterior systems appraisers, inspectors, and buyers all read immediately, and it protects the asset underneath it. Return varies by market, but a failed roof always costs more than a planned replacement, in leaks, in insurance, and at closing.

Does homeowners insurance cover a new roof?

Sudden storm damage, such as wind, hail, or a fallen tree, is often a covered loss. Wear, age, and lack of maintenance generally are not. We document what we see. We will not invent storm damage to force a claim, and we will not tell you to live with a failed roof because the carrier said no.

What areas does PJ Fitzpatrick serve for roofing?

Roofing from New Castle, DE (headquarters); Harrisburg, PA; Pittsburgh, PA; Bowie, MD; Parsippany, NJ; and Hauppauge, NY. We cover Delaware, Pennsylvania, New Jersey, Maryland, and New York, with additional work in Virginia, Ohio, and North Carolina.
