What Actually Moves The Number
- Squares, not floor area. A 2,000-square-foot house is not a 2,000-square-foot roof. Pitch, overhangs, and dormers add surface.
- Tear-off layers. One layer is standard. Two layers add labor and dump fees. We will not add a third.
- The deck. Soft or delaminated sheathing has to come out. Anyone who quotes without looking at the deck is guessing.
- Access. Three stories, a steep 12/12, or a tight lot with no staging all cost more than a ranch on a wide street.
- The system, not the shingle. Ice-and-water, flashing metal, ridge vent, and pipe collars are where cheap bids disappear and where leaks start.

Ninety-eight percent of our residential replacements are completed the same day. A typical crew is on site at 7:30 a.m. and gone near 5:00 p.m. You get a protected yard, a torn-off deck we have actually seen, and a finished system, not a two-week circus.

Arrival & protection
Tarps and wooden barriers go down first. Team leads walk the site, set ladders, and stage materials off the lawn. Your landscaping is not a debris field.

Tear-off & deck assessment
